Pioneer Property Zone was established in the second half of 2004 by ICS Realty (100% owned subsidiary of ICS Group) and Old Mutual Property (100% owned subsidiary of the London Listed insurance firm Old Mutual Plc). In the process of analysing potential investment opportunities in the nascent retail real estate space in India, ICS and OMP identified gaps in skill sets to actually develop shopping centres. This was primarily due to the nascent stage of organized retail. The other glaring gap existed in the actual management of shopping centres once developed. While the Indian market had a number of real estate consulting businesses, most were transaction oriented barring a few in the management space. Identifying this gap, ICS and GMP, set up PPZ with a view to develop capabilities to service international/domestic investors/developers who wanted to develop retail shopping centres in India but needed that special guidance.
